How do you guarantee the rent?
We lease your property for the long-term (ideally 3-5 years but this can sometimes be shorter as well), and then rent out the rooms in the property to our clients who are carefully vetted professional sharers. We pay you the rent whether the property is occupied or not.
How do you make a profit?
The difference between the higher rent we obtain from our professional sharer clients and the rent we guarantee you every month is how we make our profit.
Does the landlord or letting agent have to deal with problems caused by your tenants?
We take care of any tenant problems ourselves, creating a fully hands-free experience with peace of mind. Rest assured, our company would be the only tenant that the landlord or letting agent of the property would need to communicate with.

We understand your concern, and are aware that a lot of other companies in London might have the same offering. However, we believe the difference with us is that we are fully transparent, ethical and compliant in our operations with rules such as HMO licensing and general property management regulations.
Are you trying to compete with letting agents?
Absolutely not. We work in partnership with both agents & landlords by becoming their ideal tenant. A letting agent would still be able to collect any fees, just as if they would by renting the property to anyone else. The difference is minimised workload and more time to focus on other areas of their business.
Can you offer references from other agents or landlords?
We can indeed. We have worked with a number of reputable letting agents and landlords. We’re more than happy to provide you with further details if you contact us.
Who are your tenants and how do you find them?
Our tenants are mainly professionals who spend minimal time at home, minimising wear and tear to the property. They are carefully vetted and referenced. We find them through referrals or our advertisements.
What type of properties can you work with?
We can work with properties which have 2 bedrooms or more. We can make offers on these properties the same day that we view. We prefer properties in central or west London, but are open to other locations as well. Feel free to contact us for further details.
Are you regulated by the appropriate bodies?
We are a member of the National Landlords Association, Information Commissioner's Office and Property Redress Scheme. This allows us to stay up-to-date and remain compliant with all the latest legislation.
What type of contracts do you use?
We use a corporate let contract with the landlord/agent. We then issue Assured Shorthold Tenancy Agreements (ASTs) to our clients. We're able to provide our own contract drafted by an experienced solicitor if you'd like us to do so.
